RO Real Estate is a wholly owned subsidiary of the RO and has an established track record of maximising value through active asset management, refurbishment and development.

We invest in all commercial property sectors and have significant experience working with joint venture partners and managing assets on behalf of third parties. RORE has a strong balance sheet and a long established reputation for conducting business diligently, thoroughly and efficiently.

We believe that understanding and working with occupiers is the key to delivering value and maximising returns. Every building has its own business plan which is designed to exploit a niche in the market and deliver what the occupier wants.


Measuring performance

We measure our performance against key indicators such as capital value, rental income, vacancy rate, average covenant strength and lease lengths. We also measure our performance against project returns, whether it be return on cost (for development and refurbishment projects) or a risk adjusted IRR (for investment assets).


A proven track record

Over the past 5 years we have delivered refurbishment and development projects with strong returns on cost and healthy double digit IRRs. Overall our investment portfolio has consistently generated an ungeared IRR in excess of 7%.

David Kershaw

Group Real Estate Director

David joined RO Real Estate in May 2017, bringing 30 years of experience in construction and development from his time at Mansell and Balfour Beatty. Responsible for directing and managing the Real Estate business, David has a strong collaborative work ethic that seeks excellence in business and development performance for all stakeholders. This approach assures outcomes that delight and affirm the benefits of a relationship-based approach to business.

Colin Bain

Commercial Director

Colin specialises in project delivery and has extensive experience delivering a wide range of assets including industrial, offices, hotels, residential, solar farms and large infrastructure. Colin has been working in the property sector since 1988 with major organisations including Tarmac Properties, Mace, British Airways, Laing Property and Kier Property. Colin joined RO as Commercial Director in 2005 to become part of the team that grew RO Developments into what is now RO Real Estate.

Ben Carey Smith

Head of Property Management

Ben joined RO Real Estate in March 2019 as Head of the Property Management team. Ben has over 10 years post qualified experience in property and asset management across all sectors with a particular emphasis on Grade A offices and retail. Prior to joining the RO, Ben had a five year spell in Jersey, Channel Islands where he held the role of Associate Director for BNP Paribas Real Estate, managing a small team responsible for commercial property management in Jersey and Guernsey and supporting acquisitions and disposals across a portfolio in excess of £100 million.

Jorge Frutuoso

Asset Manager

Jorge joined RO in 1988 as a Property Administrator before taking on his current role within the real estate team. He has responsibility for landlord and tenant matters, rating and dilapidations work across the group, as well as managing a number of investment assets. Jorge has more than 30 years’ experience in property management. Prior to joining RO, he worked for Coca Cola.

Keith Symonds

Premises Manager

Keith joined RO in 1974 as Retail Manager before taking on his current role as Premises Manager for much of the portfolio in 2002. He has responsibility for administering facilities management contracts, service charges and utilities for a number of investment and development assets. Keith has more than 40 years’ experience in premises management.

Isaac Khan

Regional Facilities Manager

Isaac’s facilities management background spans 13 years and within that time he has managed FM in a range of sectors including finance, third sector, and privately-owned trusts tailoring facilities solutions to meet the needs of organisational practices and cultures. Isaac has managed and delivered total facilities solutions across well-known portfolios, which include offices, retail, residential and entertainment sites including some of London’s most iconic properties, such as the London Trocadero, Criterion Theatre & London Pavilion.

Wendy Davidson

Service Charge and Property Administrator

Wendy has been at the RO Group for 28 years during which time she has undertaken a variety of roles, including credit control and service charge administrator. Wendy’s current role within the RO is to support the Real Estate team, predominantly assisting the Property and Facilities Managers. This includes expenditure management, service charge reconciliation, correspondence and interaction with current tenants and suppliers plus health and safety compliance management.

Jessica Moore

Group and Real Estate Health & Safety Coordinator

Jessica joined the RO in 2013 as Property and Health & Safety Administrator. She supports the Premises and Facilities Managers by maintaining the Health & Safety documentation for the Real Estate portfolio in accordance with the latest legislation. Jessica has more than 15 years’ experience in Health & Safety. Prior to joining RO, she worked for Nuffield Health and David Lloyd Leisure.

Tom Gold

Investment and Development Director

Tom joined RO Real Estate in August 2018. Prior to this Tom worked for GVA within their national investment team where he advised on more than £600m of property across the industrial, office and alternative sectors. Tom also worked on a number of development funding projects and forward commitments as well as providing development consultancy, viability and valuation advice to leading private equity and institutional investors. He is a member of the RICS and a RICS registered valuer.

Mark Casey

Projects Director

Mark joined the RO in May 2018 from Kier Property Developments, where he spent 4 years predominantly as a Project Manager focused on new build project delivery from site acquisition, due diligence, management of the design team through to onsite construction and handover. Mark has previously worked for Knight Frank as a Building Surveyor and Project Manager.

Lisa Gould

Executive Assistant

Lisa joined the RO Real Estate team in May 2018 as an Executive Assistant. Lisa brings with her a strong administrational background from varying sectors such as aviation, retail, healthcare and design.

Simon Hargreaves

Financial Controller

Simon joined the RO in 2010 following previous experience as a business owner and in several company director roles, predominantly in the IT industry. Before joining the Real Estate team Simon was Financial Controller for the RO subsidiary companies, including Charteroak Estates for which he became General Manager in 2013.
